FAQsWhat does it cost?
Nothing, if you own or manage property. Searching, comparing, and hiring are free, always. Vendors pay a small monthly fee to be listed, starting at $9.99 after a 30 day free trial.
How are vendors verified?
Verified vendors go through a real check: active license number confirmed against the state board, insurance certificate on file, and confirmation the business exists and responds. The date we checked is shown next to the badge, because a check can go stale. Verification is included on every vendor plan and cannot be bought, not even on the most expensive one. Paying for placement is a separate thing, and wherever it appears it is marked Ad.
How does comparing work?
Pick vendors of the same trade, line them up side by side, and ask one question that goes to all of them. Each answer lands in that vendor's column so you can compare word for word, mark the best answer, and keep backups.
Do I need an account?
You can search and browse without one. A free account unlocks comparing, questions, and hiring, and gives you a dashboard of your properties and vendors.
What kinds of vendors are on GoodVendor?
Everything a property touches: building trades like HVAC, roofing, plumbing, and electrical; property services like janitorial and landscaping; inspectors, appraisers, and environmental firms; architects and engineers; title, escrow, and closing pros; insurance, lending, and legal. Over 100 categories, nationwide.
Can I use it for one small building?
Yes. GoodVendor is built for the owner with one property as much as the manager with fifty. Save your property once and every search, question, and quote is matched to it.
What is a property spec sheet?
A short profile of your building: type, size, floors, roof, systems, and public record details that AI fills in for you. Vendors see the spec when you ask questions, so their answers are specific instead of generic.
How do questions to vendors work?
Ask once and every vendor you selected answers in their own column, side by side. You can ask privately, reply in a thread, attach files, and mark the best answer. Vendors answer fast because their response time is public.
What happens after I pick a vendor?
A private workspace opens for the two of you: chat, files, photos, a scope of work AI drafts from your property details, pricing, the agreement, and a payment plan laid out as a timeline with billing milestones.
Is my information shared?
Vendors only see what you send them: your questions, your property spec, and the contact details you choose to share when you request a quote. No spam lists, no selling your data.
Do you rank vendors by who pays more?
Sponsored placements appear first and are always labeled. Below them, ranking is earned: verification, ratings, reviews, and response time. A badge you pay for never pretends to be a badge you earned.
Where is GoodVendor available?
Nationwide across the United States. Vendor coverage varies by market and grows weekly. If your market is thin, post your need anyway, demand is exactly what brings vendors in.
I am a vendor. How do I get leads?
List your business, pick your trades and service areas on the map, and answer questions fast. Fast responders win about 3x more work. Every plan starts with a 30 day free trial.
What do the vendor plans include?
Standard at $9.99 gets you listed in every trade you pick, receiving questions and leads from owners and managers, with your rating, reviews, and response time on your card, plus the free verification review. Plus at $39.99 adds a larger card and your lead and view statistics. Pro at $99.99 adds promoted placement, labeled as an ad. Premier at $199.99 adds sponsored top slots and homepage placement. All four start with 30 days free with no card required, and all four include verification at no extra cost.
Can my business list more than one trade?
Yes. Pick every trade you do, like plumbing and HVAC, and you are found separately in each one. Each location can offer its own set of trades with its own contact info.
How do I set my service area?
On a map. Select whole states, drill into counties, or get as specific as a neighborhood. Assign areas to branches if you have more than one location, and change them any time.
